Thanksgiving, Fourth of July week, Labor Day Weekend and Music/Festival time periods are $400 min per night, with a 4 day minimum.  The service/cleaning fee at Cabin is $250.  A $55 nightly surcharge is assessed when there are more than 10 guests (but during COVID times, 10 is the maximum capacity). We offer a pack and play (folding crib) and high chair for little ones.  We also stock plastic sleds for the "luge" hill, 3 mountain bikes, and other outdoor sporting equipment in the garage, which you are welcome to use if you agree to replace or repair when damaged.  A separate contract and additional fees may apply for pets, so check availability by calling 303/929-2242.

*COVID UPDATE: In 2020-2022, the Moose Run Cabin returned back to 30+ day rentals and provides the following pricing: $6600/mo January-March, $5500/mo April-November, $9990/mo December and July (plus additional fees for pets/cleaning). NOTE: Previous guests are eligible for discounts!  Unlimited data through Starlink highspeed wifi in Fraser, testing at  121 mbps speed.


 The Namaste Lodge has over 3100 heated square feet, 3 bathrooms, and sits on 3.08 acres with archery and other outdoor activities.  Starting in 2018, Namaste Lodge prefers 30+ day rentals and no pets, but will consider special arrangements with an additional contract/deposit.  Because of the additional square footage, bathroom and amenities, Namaste generally rents for more than the Cabin, and the cleaning/service fee is $295.  It sleeps up to 14 in current bedding/fold-out arrangements, and the same additional charges as the Cabin apply.  

Note: There is no hot tub at Namaste Lodge, although the master bedroom has a 2 person jetted tub. Owner installed unlimited data Centurylink internet at Lodge in 2016 and cell phones and/or hot spots also work well. Don't forget the massage chair and piano...even archery in the summer!

Policies, Etc.

  A non-refundable payment of 1/4 your entire rent is required to reserve dates from the calendar.  Send checks (payable to Jody West) to 4689 S Blue Spruce Rd. Evergreen,  CO 80439 or you may pay electronically (Venmo username is Jody-West-1).  The remaining 3/4 (plus 6% lodging tax on total, if you have not joined the Moose Run Consortium or are renting less than 30 days) is due 2 weeks before your arrival or 4 weeks prior to arrival for holidays and during ski season.  Receipt of any payment assumes agreement with all policies below:

  If you need to cancel your vacation for any reason, every attempt will be made to re-rent the dates to another party (giving you credit in rental nights for any rent received on your previously booked dates, minus the cancellation/service fee of $250).  If we have less than 2 weeks notice of a cancellation (4 weeks for holidays or during ski season) we will unfortunately NOT be able to provide a refund of any kind.  We do not provide refunds for any weather related incidents, but your own insurance may.  Early departure does not warrant any refund of rent.  Travel insurance (see is recommended for unforeseen circumstances.

  Check-in time is 4 pm MST and check-out time is 10 am MST to allow time for cleaning and service.  Early check-in/late check-out can ONLY be accommodated by written agreement of the parties, and additional compensation may be required for changing cleaning/service arrangements and other concessions.

   If you have agreed to the separate contract (through the owners) to have animals at the Cabin or Namaste Lodge for $100 per pet, you must abide by all the terms of that contract. 

The Cabin has a gas log fireplace and Namaste Lodge has both gas and real wood burning options. No fires/open burning are allowed outside the Cabin, but the Lodge may offer an outdoor fire pit to use if you follow County/safety rules.  No smoking is allowed in either the Cabin or Lodge.

   Our mountain homes have a well (with special water rights) and septic systems.  Please use caution in what you flush down the system/garbage disposal.  For example, place feminine products in trash, not toilet.  Surcharges up to $299 may apply if we find that inappropriate items have been flushed or clog the system. We have both smoke and carbon monoxide detectors in both properties, and ask that you test each upon your arrival.

  No drinking or eating in the hot tub.  Please shower before use and limit tub to 7 people.  Use white and/or designated beach towels only near spa (others bleach from the chemicals).  Do not change "Settings" ... if you wish to change temperature, use "Temp" button only.  We cannot be held responsible for hot tub malfunctions, but we will make every effort to coordinate repairs, subject to the scheduling requirements of Spa Brokers and/or Bear Dance Spas (Cabin only).  Always secure the hot tub cover when not in use -- it can get very windy! As noted, Namaste Lodge does not have an outdoor hot tub, but the indoor master bathroom offers a jetted tub.

  Please let us know if the number in your party changes...special rules and fees apply to 10 or more guests, or if everyone in the party are students under age 29.

  If something goes wrong or is broken during your stay, call 303/929-2242 immediately, so that we can make proper arrangements. Please tend to any stains ASAP as  prompt removal helps to ensure the best outcome.  Emergency and owner numbers may also be posted at the Cabin/Lodge.

   Follow the check-out procedures at the property, closing all doors/windows, turning off all lights and leaving room temperatures the same as your arrival (do not turn off)!  The hot tub may be lowered to 90  degrees, and the top MUST be secured to prevent  wind from blowing open the cover.  Please leave any garage door opener(s) where found on arrival,  pack your trash/recycling or use trash receptacle and BAR/LOCK (to prevent animal access), and tell us about your good time in the guest book!

  Owners are not responsible for accidents, injuries or illness that occur on our premises, nor are we responsible  for loss of guest's personal belongings or valuables.  No shooting of firearms or lighting firecrackers is allowed on either property. By making a deposit or accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.  We ask that you respect the privacy and property rights of the owners and other Moose Run neighbors, and observe private property signs within our homes and subdivision.
